Ohio eviction steps

  1. 3-day notice. Serve a written notice to leave the premises at least 3 days before filing, delivered by certified mail, by hand, or left at the premises, with the statutory warning language. (Ohio Rev. Code §1923.04)
  2. File the complaint. File in the municipal or county court for the property's location; the clerk issues the summons. (Ohio Rev. Code Chapter 1923)
  3. Hearing. The court sets a hearing date on the summons. Bring the lease, ledger and a copy of the notice.
  4. Writ and set-out. After judgment, the landlord requests a writ of restitution (execution); the court bailiff supervises the move-out.
